## Example: value a business with its real estate [#example-value-a-business-with-its-real-estate]

Use `combine_as_portfolio` only when the `items` belong in one combined valuation. For each business in a business-plus-CRE portfolio, state whether earnings reflect market rent; use `not_applicable` only when that business is unrelated to the CRE. Run separate calls when comparing independent opportunities.
